Say NO to unsafe, incompatible development.
Say YES to protecting Parker's future.
• Violates the Comprehensive Master Plan and zoning protections
• Guarantees more traffic and accidents
• Strains schools and services beyond capacity
• Gambles with water scarcity
• Builds directly in a floodway
• Depresses property values and destroys rural character
KB Homes is attempting to build 124 duplexes and commercial space on land zoned Rural Residential at the intersection of Pine Drive & Lincoln Avenue.
Pine & Lincoln is already one of Parker's most dangerous intersections. This development will add 1,000+ daily car trips, making crashes inevitable.
"Traffic is already unsafe. This will make Pine & Lincoln worse."
Our schools, fire departments, and parks are already at capacity. Adding hundreds more residents will overwhelm these essential services.
"Our schools and services can't handle hundreds more residents."
Building in a floodway with speculative water promises during Colorado's ongoing drought is irresponsible and dangerous.
"You can't engineer away a floodway."
The Douglas County Comprehensive Master Plan requires 1 home per 2.5 acres for non-urban areas. This project completely ignores these rules.
"Don't let the County gut its own planning rules."
Dense duplexes are incompatible with surrounding rural neighborhoods.
" Property value will drop after these duplexes are built."
This development destroys the rural character that makes our community special, replacing open space with dense housing.
"Protect the character that makes Parker unique."
